Professional commercial property inspections for investors, tenants, and owners throughout California’s Central Valley.

Commercial Inspections

Protecting Your Commercial Investment

Commercial real estate transactions involve significant financial stakes. Unlike residential inspections, commercial evaluations must account for a broader range of systems, occupancy types, and code requirements. Lantern and Shield Property Inspections, Inc. brings the same rigorous, documented approach to commercial properties that clients trust for residential inspections.

Our commercial inspections are performed in accordance with the CCPIA® Commercial Standards of Practice (COMSOP) — the recognized national standard for commercial property inspections. Mark Campos is a CCPIA®-certified commercial property inspector.

Every commercial inspection is thorough, impartial, and delivered on a timeline confirmed at the time of engagement. For buyers and investors who need deeper financial analysis, we also provide equipment schedules, cost-to-cure estimates, capital reserve projections, and infrared thermal imaging — available as add-on services.

Whether you are a buyer completing due diligence, a tenant evaluating a lease space, or an owner conducting a scheduled property review, Lantern and Shield gives you the documented evidence you need to make sound decisions.

Scope of Work

What a Commercial Inspection Covers

A commercial inspection evaluates the accessible, visible components of the building envelope, structural systems, mechanical and electrical systems, plumbing, and site features. Our findings are documented with photographs and written descriptions to support your decision-making and negotiation process.

Commercial inspections are visual in nature and do not include destructive testing, code compliance determinations, or engineering analysis unless those services are separately contracted.

Beyond the Inspection

Commercial Due Diligence Deliverables

A property inspection documents current conditions. Our commercial deliverables translate those findings into financial tools — giving buyers, investors, and lenders the analysis they need to underwrite, negotiate, and plan.

Equipment Schedule

A complete inventory of every major mechanical, electrical, and building service component — manufacturer, model, serial number, rated capacity, estimated age, condition rating, and remaining useful life. The equipment schedule gives buyers a verified picture of exactly what they’re acquiring and establishes the foundation for capital planning.

  • All HVAC units documented (RTUs, split systems, boilers, chillers)
  • Electrical service, panels, and emergency power
  • Elevators and vertical transportation
  • Fire suppression and life safety systems
  • Serial number age verification for all major equipment
  • Remaining useful life estimate per ASHRAE/BOMA standards

Cost-to-Cure Estimate

A line-item financial summary that assigns probable repair cost ranges to inspection findings, organized by urgency — immediate, near-term, and long-term. Cost-to-cure estimates are the primary tool for supporting price reduction requests or seller repair credits in commercial transactions.

  • Line-item repair costs tied directly to inspection findings
  • Low-to-high range estimates using regional labor and material rates
  • Items classified as Immediate (0–12 mo), Near-Term (1–3 yr), Long-Term (3–10 yr)
  • Supports lender escrow holdback documentation
  • Basis for negotiation — price adjustments or seller credits

Capital Reserve Estimate

A forward-looking multi-year capital expenditure projection that maps each major system replacement to a timeline based on remaining useful life. Capital reserve estimates are required by many commercial lenders for reserve underwriting and are essential for buyers modeling returns over a defined hold period.

  • Year-by-year replacement cost schedule for all major systems
  • Total capital exposure over 5, 10, and 15-year horizons
  • Annual reserve contribution calculation
  • Supports lender reserve underwriting (agency, CMBS, institutional)
  • Reflects NOI impact of adequate capital reserve funding

Specialist Referral Documentation

Commercial inspections frequently identify conditions that warrant evaluation by licensed engineers, environmental consultants, or specialty contractors. Our reports clearly flag these items with a description of the concern and the type of specialist recommended — so your due diligence team knows exactly where to direct follow-up investigation.

  • Structural engineer referrals for foundation or framing concerns
  • MEP engineer referrals for complex mechanical systems
  • Environmental referrals for suspect materials or contamination indicators
  • Roofing contractor referrals for detailed membrane evaluation
  • Elevator contractor referrals for vertical transportation systems

CCPIA® Compliant Reports

Every commercial inspection report is prepared in accordance with the CCPIA® Commercial Standards of Practice — the recognized national standard that defines scope, reporting requirements, and inspector obligations for commercial property inspections. Our reports are formatted to meet lender and institutional investor documentation expectations.

  • Full CCPIA® COMSOP scope coverage
  • Findings by building system and component category
  • Clearly distinguished: observations, deficiencies, and referrals
  • Digital delivery — shareable with investors, lenders, and attorneys
  • Report delivery timeline confirmed at time of engagement

Infrared Thermal Imaging

Infrared thermal imaging is available as an add-on service for commercial inspections. Thermal imaging is particularly valuable in commercial buildings with complex roofing systems, recirculating HVAC, and large electrical distribution equipment — revealing conditions invisible to visual inspection alone. Moisture meter readings are included with every commercial inspection as a standard component.

  • Full thermal scan of roof and envelope (weather permitting)
  • Electrical panel and mechanical room thermal documentation
  • Moisture readings at all suspect locations (standard)
  • Annotated thermal images included in report when ordered
  • Available as an add-on — discuss scope at time of engagement

Not every commercial engagement requires all deliverables. Contact us to discuss which combination is appropriate for your property and transaction type.

Due Diligence

Why a Commercial Inspection Matters

  • Identify Deferred Maintenance

Commercial properties often carry deferred maintenance that is not apparent during a casual walkthrough. An inspection surfaces these issues before they become your financial responsibility.

  • Support Your Negotiation

Documented findings provide factual evidence to negotiate purchase price adjustments, repair credits, or seller concessions.

  • Budget for Capital Expenditures

Understanding the condition of major systems—roofing, HVAC, electrical—helps you plan for near-term capital expenditures and avoid unpleasant surprises after closing.

  • Independent, Unbiased Assessment

Lantern and Shield Property Inspections, Inc. works for you—not the seller, the broker, or the lender. Our findings reflect the actual condition of the property, not what anyone wants you to see.
