Yes. Attending gives you the opportunity to see conditions firsthand and ask questions in real time. We encourage clients to join us toward the end of the inspection so we can walk through the property together and explain our findings directly.

Thermal imaging allows us to detect temperature differences in building surfaces that can indicate hidden moisture, missing insulation, electrical hotspots, and HVAC inefficiencies—defects invisible to the naked eye. We include this technology with every residential inspection at no additional charge.

No. A home inspection is an objective assessment of the property’s condition at the time of inspection. It is not a recommendation to purchase or pass — that decision is yours. Our job is to give you the most accurate, complete picture of the property so you can make an informed choice.

No. To maintain professional independence and objectivity, Lantern and Shield Property Inspections, Inc. does not perform repairs on properties we inspect. This ensures our findings are always in your best interest, with no conflict of interest.

Commercial inspections vary widely based on property size, age, and complexity. Small office buildings or retail spaces may take four to six hours. Larger multi-tenant or industrial properties may require a full day or more. We provide a time estimate during your pre-inspection consultation.

A commercial inspection and a Property Condition Assessment (PCA) serve similar purposes but are not identical. A CCPIA®-standard commercial inspection is a visual evaluation of accessible systems and components. A full ASTM E2018 PCA typically involves an engineer, document review, and a capital cost estimate. We perform commercial inspections; if your transaction requires an ASTM PCA, we can advise accordingly.

No. A commercial inspection is a visual assessment of accessible systems and components. It does not constitute a code compliance determination, ADA compliance review, or engineering analysis. If a condition appears to be a concern for code compliance, it will be noted in the report with a recommendation to consult the appropriate specialist.
